According to Destatis, construction costs rose from 115.4 (Q1/2017) to 120.0 (Q1/2018). So by almost 4%. Therefore, 10% already seems quite high.

And what’s the point of the discussion?

“Hey home builder, the forum says the statistics say only 4% are appropriate”? What kind of argument is that supposed to be?

He wants 10% more. Haggle over it, but if it’s too expensive for you, you have to find someone else. It’s that simple.

Well, such a discussion leads, among other things, to looking for alternatives. Not only that, but one also goes deeper into the subject!

That is to say, people here keep asking forever about "kit houses" or "Swedish houses" or whatever. Basically, anything that is not as costly as this whole KFW thing.
So far, most are demotivated with short sayings like "Try to get those approved here." But in the long run, that won’t work anymore.

Many people are now aware that they can (rightly) be exempted from the Energy Saving Ordinance.
That is the beginning!
As soon as the "alternative" construction methods realize this, and in my opinion it won’t take long, they will spread here and compete more intensively for customers.

Added to that is the general forecast that the construction boom has reached its peak. And what comes after a peak, we all know. The only question is, how long will the peak last?! I don’t think it will last 10 years. If I had to bet, I would bet on 5 years. That means, I think that in 5-7 years the house prices for new builds will be back where they were in 2014-2015. Etc...

I also think that the construction industry is booming. If Liesel Müller also wants to build, the time is right. And that is the case now. People start without equity and borrow half a million because of low interest rates and because everyone... and the others manage it too. In 10 years there will be a forced auction boom. Karsten

I also think that currently many people are building who would rather not do so. In 7-10 years, some properties will then be auctioned off and find happy owners. We need more living space now and the rents for apartments of around 100m² are about 900-1000€ here, if you even get the contract.
