It is bitter and people don't like to hear it, but the calculation is correct.

a) Price increase due to material, labor, and ancillary costs of 5%
b) the "My-order-books-are-already-packed-to-the-brim-but-for-an-extra-5%-on-top-I'll-still-do-it" surcharge

a) and b) combined result in exactly your 10%

The sad part of the story is that you will hardly find anyone who waives b). But honestly, we would do the same ourselves in the current times. In the next life or already in a few years, I'll start a construction company!

The comparison is pointless. Whether 6% or 10% is justified makes no difference. What is offered is what counts. So either pay 10% more or look for another company.

Or do you want to have something verifiable in hand to possibly negotiate him down by 4%?

I wanted to gather your opinions to have something in hand for the negotiation. Whether the main contractor will go along with it remains to be seen, but I have to try. The 4% would be about €10-11k.

A friend of ours is self-employed in metal construction. He recently submitted a defense offer because he simply doesn't have enough people to cover everything (not submitting an offer, as usual, is not an option since it only alienates architects). The "regular" offer would have been around 15K, but he offered 23K. The next day, he had the site manager on the line who said, "Great, when can you start?" If it's the same in other areas... Fortunately, we ourselves do not experience this too severely, but we are also very glad that the biggest items have now been checked off!

So I had contact with 2 GUs. Both did not have a price increase in their offer over the turn of the year.
