Idea search for floor plan on property / garage situation

Hello everyone,

we are in the relatively fortunate position of possibly getting a plot of land... In our region in Oberallgäu, it is anything but easy to find an affordable plot right now.
We have also already been in contact with prefabricated house providers and have received an offer for a house that would meet our expectations... We had also thought about building regionally, but due to our limited budget, that will unfortunately probably not work out.

Now it’s about whether we want to take the plot if we get it, all or nothing... Actually, we cannot really be picky; there are years-long waiting lists here or the prices are extremely high.
So now to the plot: it is the plot House No. 3.
The building area is in a small district of a small municipality... The street by the house is only for the traffic of the building area and therefore little traveled.
Since we are only allowed a 0.9 m fence along the road, we would probably orient the garden southward toward the neighbor’s existing garage... There we can then also put up a higher privacy screen, as it is not on the street...
Since we do not have a basement, we are currently planning with a double garage.
The development plan does not specify ridge directions, so we can position the house as we like.
In front of the garage, a 5-meter distance to the street must be maintained.
Otherwise, the development plan is relatively nice, we only have a maximum ridge beam height and no other requirements... The floor area ratio is also absolutely fine.

My problem: the longer I look at the plot, the fewer ideas I have or the more negatively I think...
Therefore, I hope for a few ideas here that we can pursue further....

Our neighboring plot to the south is already built on, to the east not yet; the neighbor probably wants to put the garage right on the boundary to our plot, which is why the first consideration is also to position our garage there...



Here are two very amateurish drawing attempts; obviously, the house is not set in stone yet, but somehow it will go in this direction...
Here the garage and house would be parallel, but we have some concerns that we might get very little light in the living room, so we cannot build the garage directly attached... We thought about later possibly adding a small covered area for trash bins etc. at the front area of the garage on the house side.


Or the whole thing turned a bit, so that the living room moves away from the garage...
In this variant, there is about 1.70 m distance between house and garage in front and 2.5 m at the back,
but here everything is somehow crooked :D

Another alternative would be to put the garage in the east and possibly create an east terrace behind the garage and a smaller one in the south.


We are simply moving closer to the property boundary on the west...

I think I am simply unsure because our building window is so crooked and slanted, and I lack the imagination for it.

If any information is missing that is necessary for such a rough idea-finding, I am happy to find out :)
Also happy about assessments of what you basically think about the plot?
Some say better a little-used street on one side than a neighbor who might annoy later, others say definitely not on a street etc.

But maybe it's just the wrong floor plan for the plot ;) No, seriously: a floor plan with a kitchen of 9 sqm, while the TV area is huge, is no longer contemporary. The kitchen works in a holiday apartment, but not for 20 years in a 4-person household. The TV area is way too far from the sofa. I would 1. flip the house once, 2. move the bay window in the south to the other side, and 3. put the kitchen with dining back in the west. Use the overhang in the living room as a cloakroom or something like that. You'd have to see. Regarding the location: are you allowed to place the driveway anywhere you like? Personally, I would place the garage at the top left of the plan: this way you get as much west garden as possible, which promises a lot of west sun in the house. The three meters of "wasted space" at the edge of the garage can serve as a passage to the courtyard side with a hedge. But basically, you can't do much wrong. One location has such advantages, the other location other advantages.

Wash the sticky prefabricated house myths out of your head and look at providers of all construction types with an open mind, preferably owner-managed ones from the region.

yes, it would be nice to build regionally, but here in the Allgäu we simply probably can't manage that
we have already checked.. in that building area at least 80% of the houses are prefabricated houses...
of course we can go out again, but some already dismissed us right away when we said the budget is limited...

:

the kitchen is not fixed yet, that was just an example, we can still move the L further south, we are not planning a counter for sitting there anyway..
in addition, we have planned a pantry.. our current kitchen is rather small and actually has everything we need :)
so you would swap the WC and pantry with the utility room and also move the bay window to the other side?
but then we would have much less space for the kitchens or am I misunderstanding you now?

That such a high proportion of a particular construction method can be found in a development area can happen. But unfortunately, that does not mean that this method has been magically made cheaper by a good fairy. Are you perhaps comparing apples and oranges, i.e. the prices of builders for complete houses with the car-without-wheels prices of prefabricated houses in the advertisements?

/ Comparable house = comparable price. Or do you mean the prefabricated house providers can perform magic and everything is cheaper there? If your budget is not enough for a regional provider, then it won’t be enough for the prefabricated house builder either.
