Hello everyone,
after having read along for quite some time, I now want to get in touch as well.
Our own construction project is progressing. We currently have a plot reserved in the Osnabrück district.
We are still in an early phase of planning. At the moment, it’s more about the possible positioning of the house on the plot. We are still guessing how to position our house in the most sensible way.
A site plan is attached. I have already marked the building boundaries (3m all around).
At the moment, it seems most sensible for us to place the garage (approx. 4x9m) on the east directly on the plot boundary and the house next to it (possibly “angled” parallel to the northern plot boundary). But then we would be looking from the terrace (in the southwest) directly onto the neighbor’s garage in the south.
Our potential neighbors have already built. The neighbor to the south has a bungalow, which we like because it “steals” little sun from us :-)
Maybe you have tips or comments on how best to position the house.

Corner plot (traffic-calmed street on the left and above the plot)
Slope: slightly sloping to the south (approx. 0.5m from the northern plot boundary to the southern)
Floor area ratio: 0.4
Plot ratio: 0.6
Building window, building line and boundary: 3m all around (already marked)
Number of floors: 1.5 floors (max. 8.5m ridge height)
Roof type: gable roof
Style: no specific requirements

Style, roof shape, building type: gable roof (with front gable to the garden)
Basement, floors: 1.5 floors, no basement
Space requirement on ground and upper floor: total approx. 150-160 m²
Garage, carport: single garage with utility room,
Terrace accessible from kitchen and living/dining room. Floor-to-ceiling windows to garden/terrace
