How to plan the floor plan when the garden is in the east and the driveway in the west

How could you imagine a floor plan here? We found this property and are not yet sure if we can turn it into a single-family house. Of course, I am aware that without exact measurements no plans can be made. No walls have been built inside the building yet. I am mainly interested in ideas on how to possibly use this special plot and building.

Our idea:
- 1 bedroom for 2 adults
- occasionally an adult son visiting; therefore definitely a guest room and possibly a guest bathroom on the ground floor, which can also be used independently in old age
- office
- hobby room
- kitchen and living area open and with a fireplace

Right: north side, left: west side (street)



West side


South side


East side (garden). The unobstructed view will remain due to a water protection area. However, the property only extends to the orange line.


I am already looking forward to ideas and suggestions.

Great, if the old structure is still in good condition. How old is the house? Are there any restrictions?
Bedroom, bathroom, office, hobby room upstairs
The rest downstairs. Living rooms facing the garden therefore to the east, possibly as an L so that sun also comes in from the west and south.

I would definitely have it assessed by an expert – it seems to have been a workshop in the past. Have the condition checked, what kind of wiring is present, what needs to be renewed, what can/must be retained. And then with a good architect, something quite charming can definitely come out of it!

Beautiful windows and very appealing, I think. Please upload the site plan so that one can get an overview of the property. (Google Maps [Satellite] is your friend) Without an expert who examines the condition, nothing really works anyway, but one could take a look at what would be theoretically possible. :)

An expert is, of course, a given. We are currently still at the very beginning and considering whether we can imagine something ourselves with it and what ideas might possibly be realized, as the building and property are rather special.

Here are the requested plans. Maybe this helps a bit further.

Is it oriented like that? Then it would be more of a north garden than an east garden? Or did you turn it?
