How to place buildings? House Terrace Garage Workshop

Are you building in an MI? In a WA, I certainly do not see the workshop as that large; 90 sqm floor space compared to 130 sqm floor space for the house is clearly no longer subordinate. What makes you sure that the garage may not also be partially outside the main building construction window on the street side – does the development plan explicitly exclude this, or does it specify Ga/Cp special construction windows, which your property did not receive? A workshop is basically a living space, therefore I see it without the prospect of border privileges. Naming the dimensions in decimeters is not the whole truth. But on 900 sqm of land, a workshop with a residential house and a small terrace should already be possible – and I do not see any excessively urgent reason to be stingy with space inefficiency.

The workshop is supposed to be without a water connection, therefore not a living space. Mainly wood is to be stored there and 1-2 vintage cars. (I don’t want a shed)

The whole thing will take place in a [WA], a suggestion on your part is welcome.

What size in sqm do you see as subordinate in relation to the house?

If the building shape is already fixed regardless of the plot, I'm out. I would come up with a suitable ensemble together with an architect.

That giving up a water connection is sufficient to classify a non-living space is wishful thinking. Wood—whether for carpentry or heating—I advise you to store dry, but not in closed rooms. No absolute measure and no absolute amount, but more than half of the main building never ever. There the discretionary scope of the department head is exceeded, also that of the district administrator, that will have to be personally pardoned by the prime minister ;-). Your development plan (see ) gives me the impression of clear ideas of an orderly development: one main building, one outbuilding, both touching each other; the main building has a ridge direction that is in itself free, but the outbuilding does not contradict it. Plot size aside, I clearly do not see your development plan wishing for someone to live here in an alternative community with a whole bunch of utility and tinkering vehicles on this property. Even if you find a lawyer who does not see your wishes sufficiently excluded under planning law, neighbor disputes seem almost guaranteed here. Better buy yourself a smaller plot for your apparently rather modest residential needs and rent your vintage cars in the neighboring village in a barn of a remaining farmstead not yet demolished. Overall, your project and approach remind me of projects that are more typical for the green forum ;-)

I don't want to rent anything, I already have that at the moment and the vehicles are too valuable for a barn!

Why involve a lawyer?
Where does the BB show that only 1 main building and 1 outbuilding are allowed?
