Hello. We are in the final purchase negotiations for a plot of land, but it is not yet entirely clear how exactly it will be divided. Basically, the current owners (Neighbor 1) want to keep the car parking spaces on the property by the street, and we would only get a 3-meter wide strip as a driveway to the property.

Of course, the district authority ultimately decides what is feasible, but would it make sense to separate the plot this way and leave the hatched area in the land register with Neighbor 1? Or should the strip be allocated to the newly subdivided plot, which would then be a proper rectangle, and Neighbor 1 would get the exclusive right of use for the parking spaces? What would be the advantages and disadvantages of the options?
