Someone is selling their house at price X and has several interested buyers who want to buy at that price. This is currently the usual case. Then my statement applies, which I have experienced twice myself, and in one case the current previous owners have moved away. I have also experienced a case where the seller had the totally great idea of turning it into a bidding war. In that case, of course, whoever offers the most gets the house. I have absolutely no opinion of this practice, which is why the purchase intention was immediately withdrawn.

You can agree to that if the conditions are transparent and there is also a fixed deadline, e.g. controlled by a notary or similar. If endless renegotiations are possible time and again, I would not participate in that either or simply state my upper limit and then either succeed or not conduct renegotiations.

On the search:

If it doesn’t work through the usual portals, you should regularly browse the classifieds of the local/regional newspapers (including advertising leaflets). Also check the offers from realtors and savings banks/cooperative banks.

Occasionally, a sign is simply hanging on a house or you can see apparently uninhabited houses in an area that is suitable. Then you have to become active yourself.

Or put in an ad yourself, which doesn’t cost a fortune either.

We also checked classified ads in newspapers and various portals, as well as foreclosure auctions. Of course, we also placed our own search ads, even with a promised referral bonus. When there are about 100 times more buyers than sellers, that brings about zero. Otherwise, I agree, of course, these are good tips that should normally help. "Offline," the chance for a buyer to succeed is probably higher than with an ad on one of the two big online portals, where 1,000 people get a notification on their smartphone and maybe real estate agents and investors across the country sniff out a deal. What can help is to watch out in the neighborhood and among acquaintances if someone might have intentions to sell. Ideally before they place an ad or contact an agent. Maybe the nice old lady next door. But of course, patience is required [emoji6]

Hello everyone,

thank you all for the tips. When I read through your answers, maybe I just haven’t been looking long enough. I have been searching for about a quarter of a year. I admit, there is still room for improvement. I will also follow your advice ypg and simply call the sellers in the future. For example, I have always written an individual text on Immoscout so far, but a phone call might simply be the better, more personal way to get in touch.

I will also start looking in regional magazines. Maybe the demand there is not as high as on the internet. It doesn’t hurt to try.

The tip about fairs and exhibitions is also very good. I hadn’t really considered that before, I will also take a look there.

Otherwise, I will just keep my eyes open and ask around among relatives, friends, and colleagues.

Thanks again for the tips! I think I just need a bit more patience and have to show a bit more initiative.

3 months is quite short. It can of course work within that time, but it is rather unlikely. If you search for 1-2 years, it is not a disaster because with a purchase object many things have to fit together. With a new build, only the location has to be right, then you plan the construction yourself.
