Whether an architect is worth their money can unfortunately only be seen once the building is completed. Therefore, you cannot determine based on the price whether you have a cheap offer or not. Just because they are expensive does not mean they are good, and conversely, a cheap one is not necessarily worse.

I can no longer provide any numbers, also because they are probably no longer relevant today, but architects are simply very, very expensive.

Hello,

we have a plot of about 750m² and want a single-family house with approximately 220m² living space + basement + double garage. So, quite classic values.
How much does an architect cost? Lawyers have a fee schedule, what is it called for architects? Actually, we know nothing about building. In a year, it will probably look different.

I don't know exactly, but I once heard something about 7% or so, although that seems really high to me, but well, I couldn't afford an architect anyway

Hi Merlemaus,

the architects' "fee schedule" is called HOAI.

The basic evaluation, which accounts for 3% (service phase 1), may already have been done for you; after all, you already have a plot of land and roughly know what you want. So it’s possible that the architect doesn’t have to charge you for that anymore.

So, when calculating with the HOAI calculator, just uncheck the box in front of it accordingly.

What exactly is included in the preliminary investigation? We also already have a plot and fairly precise ideas, but the architect still wants the 3%. And something extra for the structural engineering and something extra for the "technical equipment". Is that normal? Altogether we end up at 13%, that can't be right. However, we want to build a passive house and there aren't many architects who are really knowledgeable about that. Best regards, the Tigermaus
