How much does a solid house with a basement and garage cost?

Hi, I'm new here in the forum. I am interested in the question of what a 160 sqm city villa realistically costs. We would have a plot of land (80000 Eur) with about 450 sqm. We actually wanted to build without a basement in solid construction. I am getting completely different price indications, some people say up to 250000 Eur for the house would be possible without problems, others talk about a price easily from 300000 Eur with the note that you wouldn't get a reasonable house under 300000 Eur. I just wonder how I can properly estimate the costs. We don't want a luxury building now, but it shouldn't be the cheapest equipment either. Where will I be roughly price-wise? Thanks

A few more details wouldn’t be bad. If you have been searching for prices with the same sparse info so far, the range is no surprise.

170 sqm living space, multiply that by €1,600 per sqm plus additional costs. Then you have a rough idea. Plus garage, plus incidental construction costs, plus land.

Then you roughly have your price. For everything else, you need more concrete plans.

By the way, there is no difference between solid construction and timber frame construction.

Yes, we are at FFM at €2050 per sqm of living space (without basement, with garage), plus architect, insurance, internal development, structural engineer, surveyor, land, etc.

Thank you for your answers. I actually assumed that I could calculate about 1500 Eur/sqm. 2050 Eur/sqm seems really high to me, what kind of house is that?

158 sqm living space, 2 full floors, gas condensing boiler with solar. No basement, no KfW 70, no controlled residential ventilation.

But it's not simply square either. So it can probably be done cheaper. However, if you add a few things like controlled residential ventilation, air heat pump, or even a basement, you'll probably end up in these ranges again.
