Yes, she knows that of course. ;) Due to my self-employment, we have a marriage contract and separation of property to keep the entrepreneurial risks away from her. For this reason, the credit risk for the house construction is also on me, since it basically doesn't matter to me anyway... ;)

Talk to your tax advisor about it. Depending on the risk involved in self-employment, it may even make sense to put the house in the wife's name. Otherwise, in the event of the company's insolvency, the house is gone too.

If I were your banker, you would not get the required loan on your own! TEUR 300 is clearly too high for a self-employed person with a net monthly income of EUR 2,500. Sorry, but your wife HAS to be involved. Loan installment with 2% repayment = at least EUR 1,125 per month at 2.5% interest + living expenses [spanisch als der Bank] = EUR 700-900 per month + insurance + additional costs for the house + + + Sorry for the drastic statement, but I work in real estate financing and have had to gain a lot of experience. Say goodbye to your wishes and make compromises (property, involvement of your wife, etc.).

Ever lived in an old building? I’ll just say once and never again... it was fully renovated.

2500 € net, self-employed, and then you want a loan of 260,000 €... I think many banks will get cold feet here. And pay off for at least 15, if not even 20 years.

We also fled from our rental apartment. Everything was fine for 3 years. Quiet neighbors, all owners. Well, then 2 died and what do the heirs do? Rent to student shared flats. That was the end of peace and quiet at night... police called three times a week because bottles were flying, etc....
But greed of the heirs wins. The students paid 400 € rent per room, so they rented out the old apartment for 1200 € warm. We, as normal tenants, only paid "just" 800 €.
