Amount of real estate transfer tax: value of the transferred part. So approximately €167,000. Tax office: It is very likely satisfied with the figures given. It does so with every normal purchase as well.

What assets? The proportional value of the house is offset by debts of the same amount that are assumed.
So your example is not applicable. Accordingly, I also do not believe that the real estate transfer tax is calculated that way.

Now it’s really getting interesting. So he is out and received money from you for it. I call that a purchase – you can also find that in the Building Code.

You are welcome to believe that. Unfortunately, the tax office does not care about your belief. They don’t care about the liabilities (in the sense of offsetting them against each other). See also Real Estate Transfer Tax Act §§ 8, 9. It is explicitly stated there again. Consideration such as the assumption of liabilities is also taxable.

The financial windfall was internal. Please read carefully! While I’m googling on the PC (it's been a while): it must have been a property transfer (conveyance). You’re believing as well right now… You can believe me that everything was proper. The very good notary had a license ;)
