However, we are not sure whether the house is too big for the plot.
Not really too big now. I would play around a bit with templates and slide carports. made a good suggestion there. Is it allowed to build a carport within the front 5-meter line?
Number of storeys – 2 storeys
But is it also allowed to build single-storey?
1. There is already a concrete offer for the house. We can get it “turnkey” for €254,000
What does turnkey mean in this case? How much flooring and painting work is included? TM, for example, builds so cheaply. Or Scanhaus Marlow Marlow? Town & Country? Heinz von Heiden? That works. But then quite a few extra costs come up that are already included with more expensive builders.
With not even €20,000 for ancillary building costs, all on-site costs, flooring and painting work, exterior work, it will be tight. The base price only includes simple and minimum equipment.
I don’t read it that way at all. Ancillary building costs would come to about €25,000–30,000. However, I see the mentioned €20,000 as quite tight, as electrical work still eats up quite a bit, as do flooring, furnishing of bathroom and kitchen, etc. I assume all of that is calculated within the €20,000? Exterior work like terrace and driveway is calculated separately? Is the Frisian house actually plastered or brick-clad? I wouldn’t rotate the house; I think the gable should definitely be at the front. I don’t understand the layout for upstairs. Overall, it’s not really my taste. I would probably mirror it. Or maybe not... hmm Edit: overlapped with Mecki, the answer.
