Could it be that you are mixing up ownership and land charge? The parents can easily get a land charge in the amount of the loan in second rank. This makes it easier for them to foreclose if the son does not pay. Second rank means that the bank first receives all its money from the sale; the parents get only what remains, in case it is not enough. The parents are still no longer owners.

Which loan? If "loan" means the difference between the appraisal and the desired price, then the sister does not have to be paid out.
I think your parents should consult a tax advisor. Apparently, they are reluctant to give up.
