House purchase with approximately 250,000 Euro equity

Hi Markus,

I think you can consider yourself lucky to have 250k. I don't quite understand why you don't add a bit more? Then you just pay off for a few more years.
I think it will remain the case that you will search for a long time with 250k and inevitably end up with more money left over. Is the 250k really supposed to be the final price? With 20k additional costs, you won't get far. Or do you want the cheapest standard everywhere?

Exactly - with the equity, you can comfortably take out an additional loan to cover the additional requirement. This way, maybe all the desired criteria can be met.

The day before yesterday, I broke off promising negotiations. The purchase price was ultimately €289,900.00 for a 140m² semi-detached house in Köln Auweiler. Unfortunately, the seller was not really honest with us and concealed small details such as the planned construction of a playground behind our property. What I also did not really like were the numerous "or equivalent" formulations in the construction description. In the end, the seller put massive pressure on us and limited the offer only until next Monday. That was reason enough for us to break off negotiations and all business relations with the seller. I am sure I made the right decision. Such behavior is simply no basis for business for me.

Hi Markus,
try it with the company Allkauf Haus. They currently have a shell construction house available with (almost) all materials included. Roughly calculated, I would come to about €150,000 with a basement. I think you should easily get the trades for €100,000.
Give it a try. The construction diaries on the internet also read quite well.

Putting pressure on is not the classy way. But you won’t get the "equivalent" wording in Cologne for such a price! Or it’s next to the highway by the landfill, etc.

@ Brombadegs: regarding Allkauf Haus, where is the plot and the additional costs? Markus wants everything complete for 250k and not in the middle of nowhere!

No idea. I’m not looking for properties, I already have one. I just thought that Allkauf House offers a lot of house for little money and is currently my price/performance favorite.
