Good day, I need a brief assessment of whether this purchase price is quite reasonable.
- 117 living area (additional party cellar, not included in living area)
- 4 living rooms
- 180sqm plot
- End-of-terrace house, solid construction, pitched roof, living rooms hardly affected by this
- Energy efficiency class D
- Duisburg South, near Düsseldorf, quiet family area, side street, lake district within walking distance
- Price including additional purchase costs: 480k
- Year built: 1987
- Interior renovation 2018, no renovation needed
- Kitchen from 2018 included in purchase price
- Gas heating, underfloor heating
- Fireplace
- White tank present
- Garage shared with neighbor house, 1 parking space (electric stacking system)

The basic data exactly match our wishes, the garden is a bit smaller, which is also optimal for us. Financing is not a problem.

Do you think the price is fair? Would you send an appraiser in again? An appraisal was last made without flaw in 20q7. Does anyone here have experience with this?

What is the price per square meter for plots in your area? Intuitively, it sounds expensive to me, but I also live in a completely different part of Germany.


Yes, always for such an amount.


By whom? Probably commissioned by the current owner?

I already wrote earlier. The south towards D is the better part of Duisburg. Please name the specific street. Sounds like Wedau (I know the area - my twins were born within walking distance to the lake district and I learned to dive there). There can be differences depending on the street. Basically, the price seems okay.

Hi, Buchholz is the border of Wedau, a side street of Sittardsberger Allee.

Around 3300/sqm in the area. Exactly that was from the current owner.
