But you won't make it with your budget. You have to add at least another 100-120K in your area (e.g. starting price in Essen-Horst 330K plus all the costs mentioned above); in total, you're talking about 400-420K.

But that's without a basement and with a very small plot, and a terraced house or semi-detached house. So, to get close to your wishes (basement + large garden) in a new build, the total is 460-500K.

If your budget doesn't allow more, only old buildings remain, and you'll have to do it yourself.

Exactly what is saying is what I want to get at. The Ruhr area is fished out. If you go to a viewing, you have to bring your financing confirmation and already sign with the realtor beforehand. And by location I mean the better parts of Essen or Bochum.

What speaks against a terraced house? Even towel plots can be designed very nicely

It doesn't necessarily have to be a large garden. Of course, I would also like to buy a detached single-family house, but that is just overpriced now. My uncle recently bought semi-detached houses with a basement and new build in Essen Kray for 289000. I don't know what speaks against a terraced house, for example, I wouldn't want the middle house and usually no basement or something too small.

Always the same.. I know someone there.. blah blah The budget won’t work. Try it... everyone here is keeping their fingers crossed for you. But please report back AFTER a successful purchase/construction with all details. Because you can talk a lot..
