House purchase - Are the renovation costs okay?

Hello dear forum members,

my wife and I have found our dream house and would like to buy it.

Now I simply have a question about whether my cost calculation is roughly realistic or total nonsense.

- House price 130,000 euros (built in 1956)
- Broker, notary etc. approx. 12,000 euros

Now come the actual costs, which of course cannot be estimated exactly, but provide a reference point. We are a family of craftsmen and have already renovated 2 houses, but I would like to hear your experiences again.

- Windows (2-pane insulation from 1995 remain)
- Roof including insulation approx. 25,000 euros
- New oil heating approx. 10,000 euros ((radiators and pipes done in-house)(central oil supply available))
- Flooring approx. 2,500 euros including skirting boards and materials (100 sqm)
- Bathroom renovation approx. 5,000 euros (in-house work)
- Partial electrical installation approx. 6,000 euros (a lot of in-house work)
- Small sewage treatment plant approx. 8,000 euros (since in the countryside)
- Other expenses approx. 10,000 euros (small parts that quickly become expensive)

The house consists of 1.5 floors including a gable roof and 136 sqm living space (8.2 x 11.2 meters)

Are my listings sufficient or have I calculated far too little?

I would be happy to receive answers.

To what extent estimates? I simply gathered some preliminary information from a few craftsmen and the internet about the prices, as well as a compilation of the rooms. These are the approximate price indications I found for myself.

According to the calculator, the roof area is 153 sqm

9.75 width x 11.2 length x 4.8 roof height.

    [*]Heating - more expensive
    [*]Floor coverings - more expensive
    [*]Bathroom - more expensive
    [*]Electrical - about right, possibly less
    [*]Sewage treatment plant - no idea

Of course, it always depends...
what kind of floor coverings (laminate for 10 euros or something more expensive).
Only heating boiler or also tanks, etc.

Well, since we are laying all the flooring ourselves, I usually manage well with the price, I don’t want parquet or anything else, just normal laminate, currently we have parquet, which I would never want again, I prefer any laminate over that.

Oil tanks are already available, so a burner and heat storage plus attachments and installation would be enough for us.

Pipes will be laid as mentioned by ourselves.

I think no one can really estimate that here. Above all, a renovation. Definitely go through it once with an expert. At that age, you can easily overlook something. I think the biggest sticking point will be the bathroom. You can spend €2000, but also quickly €20,000.
