I think €65,000 is very tight. Materials need to be purchased, and everything takes much longer when you do it yourself.
And with such an old house, I would also renew all the water pipes.

The best thing would be if you already had quotes for everything, then you would know how much you could plan.

Definitely set aside at least €10,000 to €20,000 as reserves.
