House entrance corner plot?!

Hello,

We have reserved a corner plot and have also received a site plan as well as the textual stipulations. All the other houses in this area are already built and all have their main entrance facing the southern street. However, our plot is the outermost one with a southern and western street. The front gardens are all drawn facing south.

It is nowhere explicitly described which street the main entrance should face or that it has to be where the front garden is drawn. I assume that something like this could be specified in these documents – but that we are then free with the main entrance or driveway and the "open" side of the plot?

Where the front door goes is probably irrelevant to the authorities. But a development plan often regulates where the garage must be and, if applicable, which ridge direction it must have – whether this can be found in your documents, you would have to read up on or have your planner check. Exemptions from various requirements can be applied for if you absolutely need the garage or ridge direction to be different – but this would then have to be clarified with the building authority (and, if applicable, the road easement holder).

Do you only want to relocate your front door, or the complete development of the house? The municipality can definitely specify whether you are allowed to access your property from the western street or not. Will you then receive the house number / address from the southern street or from the western one? This is usually recorded in the development plan,...

Well - as I said, nothing of the sort is stated in the development plan. It only concerns front gardens and the height of hedges, etc. Nothing regarding the entrance. There are clear regulations for the garage and parking space, but nothing concerning 2 streets or anything like that. The plan is valid for many properties, so it is not specific to this corner plot.

That means there is no marking in the plan itself indicating where the space for the parking spaces / garages is? Then you might get lucky. Try calling the building authority and ask them.
