House costs per KFW level per m²

Hello everyone,

I have the following question:

Is there currently still a rule about how high the price per m² is for a house with KFW level 40 and with KFW level 55? Prices have all increased somewhat recently, and a year ago we were told that the price for a house with KFW level 55 is around 2100-2200 €/m². Are there any new reference values here?

We are fully aware that this cannot be used to calculate the exact costs, but we would like to have new reference values.

We can apply for a plot where building a level 40 house receives more social points. Through this, we want to see whether we can afford the extra points at all or whether we should continue to plan with KFW level 55 (minimum level in the new development area).

Since this might depend on the region: We are located in the north of NRW.

That depends on the house and the [GU], we had requested both and received offers of 55 and 40

We first had a house offered in KFW 55 and then the surcharge for KFW 40+.

However, the KFW 55 price already included a controlled residential ventilation system (Zehnder Q350 for 20k including installation, casing, outlets, etc.) and an air-water heat pump from Wolf (separate price unknown to me).

On top of this price for KFW 55, 15,000€ were added for more/better insulation and 33k for a photovoltaic system (18kwp) with storage (12kw). We could have also chosen a smaller system for 26k including storage.

You must not forget that you also get 20k more cash (!!!) funding from the KFW. Depending on which federal state you live in, you can also get a 40% grant for the storage.

My information refers to 220 sqm living space.

2100/2200€/sqm is completely unrealistic in my region (Bavaria, but 50 km from a bigger city). 2800€/sqm is the current average from the general contractor energy saving regulation. Exceptions prove the rule, and with own work/reductions it will of course be cheaper... P.S. Just read that you also mentioned your region. Then you can ignore my post :-) I’ll leave it here anyway for the information of others

But: Still, such a statement is basically useless to you.

Are we talking about living space, according to which calculation? Which standard (there are builders who also forego underfloor heating or electric shutters in 2021), KNX yes/no, photovoltaic/storage, fireplace, wooden floorboards or laminate, controlled residential ventilation, etc. The variance is practically endless

The calculation based on price per square meter is a popular game but not effective. See what you get with your desired budget and compare it with your requirements. A suitable 140sqm house can be much better than a not quite suitable 160sqm house. Maybe it has a different shape and both houses cost the same. If you want to calculate in €/sqm to get a first estimate, set at least 2500 and be prepared to contribute your own labor. The surcharges for the next higher KfW classifications are not covered by the higher subsidies, that much can already be said.
