House costs are fine, but the garage costs are too high.

Hello everyone,

We are currently in the process of purchasing a plot of land and have previously inquired with a construction company about a cost estimate.

A two-story single-family house with a shed roof (not staggered) is to be built
With 42 cm wide bricks
The living area should be between 130 and 140 sqm
No basement
The information is still relatively rough, but it's actually not about the house itself.
Between 1800 and 2000 Euros per sqm were calculated here, which seems realistic and plausible to us.
However, the shocker is the garage. To gain some space due to the lack of a basement, we would like to have a double garage built with a small room behind it to store a few things. The price estimate amounts to 80,000 Euros.
So that's way too extreme, right?
Could there be a reason why the company estimates it so expensively? Do construction companies not want to build garages and try to get rid of them?

We just had a detached garage built here, 6*8m = 15 thousand euros including plaster. Roof = 16 thousand euros with 14*6.6m, so bigger than the garage because of the carport in front. Plus 2 gates at 1000 each, that's a total of 33 thousand euros. For 80, I could have gotten almost 3 garages with a normal roof. If that's not a typo or you didn't want to have gold installed there, I would take the garage out of the contract.

Seems too much to me as well. For 40000 we insulated a large massive garage, green roof, skylight, tiles, heating, water, sewage, burglar-proof door, windows, etc. The gate is also custom-sized..

Do not take. Buy a prefabricated garage and have it installed next to it. way too expensive. Karsten

If that weren't a Gehbloßwoandershin prize, there would have to be a multi-level double garage with a jacuzzi on the rooftop terrace for 80 million. Or a regular double garage including cars.
