I don't find the question strange. Completely justified. If we have a plot of land, why shouldn't we want to deal with it.

But we think it should work with enough equity. We are still planning how to use the money. There is also no rush and one should not put too much pressure on oneself.

It's just a new situation when we suddenly receive a plot of land as a gift.

How do you want to justify it? Do you really believe the bank will just give you 20k Euros without explaining why, how, or what for? Those times are over.

You have already heard a few times, go to the bank and explore your possible credit limit.
Everything else is unnecessary for now, especially since it sounds like you don't really have much money.

Plan the entire construction costs including incidental costs, outdoor facilities, inventory especially well. You almost always need a buffer (20-50k). It is better to use more rather than less equity to increase the equity ratio with the bank. Refinancing is to be avoided. With your approach, you should have a good amount of money saved up or start planning more precisely before you sign anything.
