House construction planning in the Palatinate

Hello house building forum community,

like many others, we are also calculating whether owning our own house is feasible for us.

Maybe you can take a look at our cost breakdown and give feedback if we are missing anything.

Plot of land: €120,000.00
Notary + land register: €1,800.00
Surveyor: €800.00
Real estate transfer tax: €6,000.00
Soil survey: €750.00
Subtotal land: €129,350.00
Legal advice: €200.00
House price including basement: €247,248.00 (finished except for floor and wall coverings)
Earthworks: €15,000.00
Water connection: €2,500.00
Wastewater: €5,000.00
Electricity: €1,400.00
Telecom: €400.00
Prefabricated garage: €8,000.00
Construction electricity + water: €800.00
Authorities fees: €2,000.00
Subtotal house: €284,048.00
"Buffer" for miscellaneous (watertight basement, wallpaper, floor coverings, outdoor facilities): €36,602.00

Total sum: €450,000.00

We can contribute €100,000.00 as equity.

Both have permanent contracts and together earn €4,500.00 net.

Additionally, my wife has a fixed bonus of €4,000.00 which we have planned every year as a special repayment.

Hehe that could almost be my cost breakdown 1:1. And we are also building in the Pfalz. Therefore, I can tell you that the notary cost us 700 more, the surveyor and the soil survey together will probably be 500€ more expensive, and you should expect higher costs for construction power if the screed drying runs on construction power :)

For the prefabricated garage, I would like to have the provider from you, as we are still in the offer phase there :)

The remaining costs look okay, matching the offers I have received from the suppliers. Earthworks can become more expensive depending on how much you need to dispose of or if the soil is contaminated, etc.... But no one can tell you that.
Depending on the house provider, it may be that additional costs come up during the house construction... keyword plinth plaster.
The house price looks funny, which leads me to conclude that it is the first offer price. Depending on how much you have already negotiated in there, expect an additional 10,000 for "EXTRAS" that you gladly want to afford.

Hey there,

thanks for your feedback.

I have already adjusted the notary costs. For surveyors and soil reports, we have fixed price offers.

I must admit I googled the price for the garage to get a feel for it.

The house price is pretty much fixed. It is designed according to our wishes and we also had a factory visit with a preliminary sampling to estimate where we have to pay more ;)

If it is going to be a concrete garage, you would have to add more money. (Ohne Fundamentarbeiten sicher 10 000€) Steel garages I have had the best offer so far (7000 € mit Punktfundamenten) Our offers were for a 3x9m garage without extras. Only electric gate.
