House construction planning for a single-family house of approximately 170-180m²

Hello everyone,

I am currently planning the construction of a single-family house with approximately 170-180 m2.
Some preliminary facts:

    [*]Plot in the triangle between Munich, Augsburg, Ingolstadt with approximately 850 m2 is available
    [*]Development plan specifies a gable roof with a roof pitch of 30-45 degrees
    [*]Required rooms: living and dining area, kitchen, bathroom, guest toilet, 2 study rooms, 2 children's rooms, utility room
    [*]Garage with two parking spaces


I have already spoken with some architects, and next week some prefabricated house suppliers will follow.
After the first discussions, an architect told me that I have to calculate approximately €3,500 per m2. For 170 m2, that would be nearly €600k, and then the furnishings are still missing. I was somewhat surprised by this, as I have often read something about €1,500 to €2,000 per m2 here in the forum. Has the price per m2 really almost doubled in the last 3-4 years?

Since I have not yet decided between a prefabricated house supplier and an architect, I wanted to ask you whether my construction project would be feasible from your point of view with a budget of max. €450k?

I know that it depends on many factors – but I would still be very grateful for a rough assessment from experienced home builders.

Short and simple, yes! And it might even go higher for you, as prices have increased further in recent weeks due to raw material shortages. To answer the question of feasibility with 450,000€, essential information about the planned house is missing: features, with basement or without, number of floors, desired standard, number of bathrooms, equipment, underfloor heating, type of heating, photovoltaics, hillside or flat land, soil condition, KNX, smart home... But generally: from the desired price, roughly 50,000€ of incidental construction costs and 25,000€ for equipment (kitchen, lights) are already deducted. That leaves only 375,000€. For that, you definitely won't get a 175 sqm house built. Even in cheaper areas in Germany, that would already be difficult. In your desired location, however, it is practically impossible.

Is the budget all inclusive? Will there be a basement? What is the floor like? Some can insure up to 10,000 €. Few information that you disclose.

Currently, calculate 2,500 € / sqm for simple equipment. That makes 450,000 just for the house without additional costs, etc.

I’m afraid you are also unlucky to have to reckon with the Bayern surcharge. The region is very wealthy and the construction boom is particularly extreme.

Thank you very much for your assessment. That is enough for me to start with. As I said, I am still in the initial phase and I was only looking for a very rough estimate for now. In this case, I will have to adjust my budget upwards a bit after all.

What is your assessment: do you expect prices (including raw material prices) to decrease again somewhat in the next few years?
