I don't believe in that. When have prices ever sustainably gone down? Even IF raw material prices were to decrease, other things get more expensive. Inflation, after all.

Please do not only pay attention to the pure construction costs and the furnishing costs! The ancillary construction costs are not insignificant and must be mentally deducted from your budget in advance (approval fees, construction electricity, construction water, earthworks, house connections, surveying costs, rental toilet, etc. - the list is long).

Rejoice in the architect who does not dream of yesterday's prices. Whether you can omit the basement may be decided by your property, perhaps with a clearer voice than you.

Doubling is realistic. I can confirm that. Although I can hardly believe the 3.5k myself. Then I wouldn’t build at first.

What is included in the 3.5k? Of course, it depends on the equipment, construction type, possibly any own contribution, etc. Obviously, you can easily pay 600k or more for the house. But maybe it’s also doable for less.
