House construction in Saxony, how do I plan realistically?

You can ask. I have the feeling that you haven’t dealt with the topic enough. There is a site manager from Heinz von Heiden. He will possibly tell you everything. After all, he is paid by Heinz von Heiden. And then you should DEFINITELY find an external construction supervisor. Either through an association like Bauherren-Schutzbund or Bauherrenhilfe or simply search on Google for external construction supervision in your area. He is paid by you and ensures that no botched work is done on the construction.

At Bauherrenhilfe, 13 construction phases cost 1% of the house price.

The income will logically be less but similar. However, the expensive rent in Bavaria will be reduced. If we do not find a new job immediately, there is sufficient buffer for that.

You are right, but we have only recently started dealing with the topic, which is why I am in this forum and also grateful for every tip that helps us further.

If I were you, I would recalculate that. Since you are no longer under 30, you have to repay more quickly to finish the loan. A house also has higher additional costs than an apartment. Reserves for repairs and so on, taxes, etc. I would be very surprised if the monthly burden were noticeably lower than your current €1250...

Example: If you want to be finished after 15 years (at retirement age) with a loan of 250K (200K house + outdoor facilities + garage | additional costs + moving and some furniture from equity) you would have to repay about 6%. That would be over €1600/month just for the installment.

For €3000 net in Saxony, you have to be very lucky. I don’t know anyone who has that. Including department heads, foremen, etc. Most with a university degree.

... but then that would not only be the "positive feedbacks". You really have to keep a close eye on some construction companies.
