House construction in Saxony, how do I plan realistically?

Hello construction experts, I want to build a kfw55EE bungalow with 100m2 turnkey in Saxony with Heinz von Heiden. The plot is provided by my parents, 1800m2 (approx. 30x60m), relatively flat. A sewage connection was laid and paid for years ago. A few small shrubs and smaller trees need to be removed. I am 52 and my wife is 47 years young, so we don’t have much time left to pay off a loan. I currently earn 3000€ and my wife 1500€. We currently still live in Bavaria, but we would have to reorient ourselves professionally anyway because we have to move. We currently rent and pay 1250€ warm for 115m2. We have about 100,000€ in equity, of which we only want to use about 45,000€ as equity in the financing to have sufficient reserves for the upcoming move and all possible contingencies. The bungalow should cost 178,000€ turnkey, including planning and soil survey. Our own contribution would be painting walls and laying flooring. We also plan a 6x4m prefabricated garage for one car, bicycles, and garden furniture storage (approx. 10,000€). What additional building costs should we plan for and which costs should be included in the financing? We are very grateful for any tips.

I congratulate you on the property :)

Since I know the construction service description from Heinz von Heiden in essence, I round up the house costs to at least 200,000€.

Connections to the house still have to be paid for.

I would budget 40,000 for additional construction costs, plus 20,000 for flooring and painting in EL.
30,000 for the outdoor facilities.

You include all calculable construction costs including material EL in the financing.
Equity capital preferably a bit more.

Welcome, we also build in Saxony (ein Fertighaus, auch schlüsselfertig incl. Bodenbeläge und Wände) and have moved from Baden-Württemberg to this beautiful federal state. :) I have a list of all possible items that can occur during house construction. However, it is very extensive and might not entirely apply to you. If you still want me to post it, please let me know.

Besides the costs, it would be important what happens with the income. Does it stay the same? Will it be more, less? Is there a risk (trial periods)?
