House construction in open terrain - costs

Hello,

we would like to build a round log cabin (financing through a business loan, etc., since the lower floor is to be the location of our company). Two plots of land are under consideration as potential sites. Both still require a change of land use designation. However, the question for us is how much the costs increase if you build on a plot located in open terrain (without road/access path). Rocky ground is present and it is on a slope, and I think it will be hardly accessible for construction vehicles due to the incline and the ground conditions. What options are there and how expensive will the whole thing be? The other location, on the other hand, is easily accessible. Also on a slope, but reachable by a road. A round log cabin with approximately 15 by 19 meters is planned.

A rough estimate would enable us to decide whether to discard the "complicated" location if necessary, although it is currently the favored one.

The Timberkings take care of that. They also deliver and build in Germany. But aside from all your questions... is it guaranteed that you are allowed to build there and operate your business? A rezoning (wherever) is hardly likely to be sufficient.

Thank you for your reply. Yes, the corresponding business license is available. Of course, the business registration, facility approval, etc. still have to be carried out, but basically it is possible. It is, of course, still associated with some visits to the authorities. PS: I didn’t know the Timber Kings and at first thought you were serious ;)

What does a business license mean? The building authority must find that you are allowed to do it. The trade office is just a side issue here. But no matter, you will be able to clarify that.

PPS: The thing with the Timber Kings was serious, and they actually do construction in Germany. Most recently in the Eifel. Whether you have the necessary cash, of course, is another matter, but there you get individual log cabins of the highest class.

It is completely irrelevant in Germany for house construction itself.

What counts is the development plan, and if there isn’t one, the approval of the building authority (here in Germany according to §34...), a) for a residential house b) with business use.
It is probably similar in Austria as well, after all everything is regulated there too and certainly also a piece of land WITH which it is built.

So it is not possible to simply buy natural land or a forest and build something there.

What purpose is the building supposed to serve? How are the users supposed to reach and leave it? Should telephone, internet, water, and electricity be connected later? How far is the nearest public road? Can a transshipment point be established there? A craftsman drives there, parks his vehicle, then rides a mule to your log cabin ... seriously, the project makes me curious ;-).
