House construction in LK Börde/ Harbke city villa

Hello everyone,

my wife and I intend to build a house in Harbke in 2018.
The internet and Google practically overwhelm you with house building companies and options.
I would like to use this forum and benefit from your recommendations.
Here are the key data:
The plot of land is already available but not yet developed.
Development costs are estimated at approximately 45,000 euros.
Budget 400-450,000 euros
House type: city villa (with hip roof) with 200 sqm living area and a full basement if possible.
We would like to build using solid construction.
We have already been to an architect who somewhat shocked us because he wants to apply the same finishing standard for the basement as for a normal floor.
We would like to use a construction expert from Dekra or TÜV to identify possible defects immediately and have them repaired.
Since the legislator requires an energy standard, I would also appreciate your experience in the areas of heating, solar, photovoltaics, and heat pumps.

Is the mentioned budget for everything (house, additional costs, development) or only for house + additional costs or for house without additional costs and without development?

Ok, so: 450 TEUR less 50 TEUR development costs (rounded) = 400 TEUR for the house including additional costs.

With 200sqm living space + basement, that would be tight in our area. In Sachsen Anhalt it might look different though.

My experience is that you can estimate the right answer to a question well based on three statements, so my tip: Talk to 3 architects (you've already spoken to one) and ask all of them about the costs for this project without mentioning your budget.

Be aware that the architect calculates about 10% of the net construction volume as their own costs for the entire planning and implementation.

That will be tight to impossible. I think planning the basement as a "living basement" is the right approach. So heated and connected to the ventilation system, as well as having a "normal" ceiling height. Do you need a WU basement? For a basement of that size, expect around 70-80k€. Ideally, you will have 330k left for the house and all ancillary costs. So in the best case, you will have 270k€ available for the house. That will be very, very tight.
