House construction cost estimation in South Bavaria

Currently completed in southern Bavaria, 50km from Munich
Semi-detached house 177sqm + basement, standard quality.

House costs 470,000 (without kitchen)
Additional costs 50,000
Garage 30,000
Outdoor facilities are still outstanding.
Probably another approx. 50,000

I ask so naively because we have planned 530k for our single-family house (offer from the general contractor at 420k) and we are also building about 50km from Munich

Yes, for one half we paid 470,000, mostly to the general contractor. Of course without the land, which unfortunately costs about the same again in the Munich area :-(
Your numbers sound quite reasonable, or what confuses you?

Oh yes, definitely. But we also had offers from 2 prefabricated house manufacturers, and we would have ended up at roughly the same final price. The difference was still in the four-digit range, and the offers can't really be compared exactly anyway.

But you do see that she has 177sqm + basement? What do you think is so much cheaper about a semi-detached house compared to a single-family house? Probably (potentially) almost only the land, which can be smaller because setback areas are saved. Otherwise, building a semi-detached house is only marginally cheaper than the same area as a single-family house.

After we built the semi-detached house alone without the neighboring half, the savings amount to a bit less roof overhang, one less side to plaster, and maybe three windows more that we would have installed in a detached house. The detached house next to us was actually cheaper

The mentioned prices are fine. For your project, you have to reckon at least 500 plus [Grundstück]. But then a lot will still be missing and no garden will be done. But it also depends a lot on the equipment. [Grundstück] in Southern Bavaria outside Munich will also cost you at least 150 to 500,000.
