House building: sensible/realistic?

I hope you don’t really believe what’s written in those colorful little brochures? Add 50% and you’ll be about right.

So then, here I am again:

We paid 61,000 EUR for the plot in Burgdorf ([Ortsteil mit S-Bahnanbindung]). which corresponds to a price of 107 EUR per sqm.

Our house with underfloor heating, manual shutters, geothermal heat pump cost 196,000 EUR. In addition, there were a few small things like paving the yard and terrace, laying the floor, kitchen, fireplace and furnishings. So, as of today, we are just under 310,000 EUR for 143 sqm with [Kfw70 Zertifikat].

The land prices vary in the Hannover region and its neighboring communities from 35 EUR/sqm to 600 EUR/sqm. Depending on the name / reputation and connection to the state capital :) But normally 100-300 EUR.

In our immediate neighborhood, for example, there are still 2 plots (building gaps) with almost 700 sqm available and would be priced at 100 or 110 EUR/sqm.

In the district of Celle, a community is currently selling for 40-50 EUR/sqm, but there is not much going on there. The same applies to the southwest of the district Schaumburg, it is also cheaper there.

But the Hannover region is large :)

You are right, we are still at the very beginning, for now it is about determining on a very abstract level whether the idea of a house is even roughly possible and what one can roughly expect. Of course, as far as we see potential, we will deal very intensively with the subject.


That doesn’t sound too pessimistic, as the mentioned budget roughly also defines our range. Burgdorf would be an option for us, but I have only found municipal offers in the Weststadt at €175/sqm, as well as a few overpriced private offers. Could you maybe send me some information about the mentioned neighboring plots? Maybe this is something for us. Where are you looking for the plots? I couldn’t find much in the region on the real estate portals I know.

What I completely forgot to mention: I don’t know how much this weighs, but I could carry out the following work myself: - Bricklaying interior and exterior walls, Ytong or perforated bricks on thin-bed mortar (I did nothing else for years). Theoretically, I could do everything related to masonry myself, but I consider things like foundations, floor slabs, and concrete ceilings impractical due to the effort, required equipment, and other factors. - Various tasks related to outdoor facilities, such as paving, fence/wall, possibly carport/garage, and whatever else needs to be done. - Painting work Is this somehow roughly calculable? Or should I just count it as a bonus since it probably doesn't weigh that much?

Well.... as I understand the brochure, these are really the concrete prices. For example, there is also something like “additional charge closed kitchen 2500,-” or “additional charge terrace roofing 1500,-.” But I had also written that you could consider it as a rough guideline. That additional costs like incidental building costs and interior fittings would be added, not to mention special requests, is clear to me as well. And you don’t need to tell me that when building, you can rather expect to add something to the calculated costs than to end up with money left over :)
