House building - Is it realistic?

Oh, the plot of land is a gift.

I would recommend setting aside the planned installment of 900 EUR monthly for a few years to increase equity; the property is not going anywhere.

We did the test like this: We acted every month as if we were paying off the installment + [house ancillary costs]... so in addition to the 700€ monthly rent, we set aside another 900€. It worked, so we know it’s possible. Just try living like that for half a year and keep a household budget.

So you tested whether you can pay a rate of 1600€?
Of course, we can’t set aside an additional 900€. We also have to pay rent now.

Not quite. The installment is 1230€, the rest is additional household costs (electricity, waste, sewage, building insurance and co).

So you are changing federal states? The positive side effect, in Lower Saxony it is cheaper to build a house

We imagined building a house for about €200,000. No basement, gable roof, 1 full floor, approx. 150 sqm, 5-6 rooms.

But that won't work in NI either; 130 sqm, plain architecture should be feasible
