House behind the dam - what should be considered?

I think it looks a bit extreme next to the village church... and I also don't believe the building authority would approve it. But just keep it in mind just in case :)



There is no prescribed development plan. The city told me to build like the neighboring buildings. And they all have a ground floor + upper floor, no more.

I would try to build the ground floor above the dam, then no water can get in :-)
No, just kidding. Sorry, I had to get that off my chest.

A house right behind a dam certainly costs more than a normal one that is not behind a dam and thus not exposed to flooding. However, for the house without a dam, the land is certainly more expensive. In the end, when you consider the entire construction cost, both houses cost almost the same.

I buy a more expensive plot and am not exposed to flooding and don’t have to think about whether the dam breaks and what could happen then.

Now again: I do not want a discussion about WHETHER I buy the property, but IF we buy it, what we can/must/should consider when building the house!

And I would ask for reasonable answers. After all, we take the house construction seriously....

You are dreaming – like many – of building your own house and want to save significantly in an important area, just because it’s so trendy nowadays to have everything as cheap as possible :confused: What if one of the statements made here leads you into ruin? Who is liable then when everyone comments under a nickname?

Take your questions and consult a building expert in your region and clarify with him the possibilities of protection against flooding. Since he will give you this in writing, you also have a handle for the worst case! Of course, this consultation costs money; the expert’s profit and loss does not fill up with air and love.

Perios I think the only sensible thing is, as Bauexperte already writes, find a specialist on site. He knows the conditions, the surroundings and can make you precise suggestions about what is reasonable... and whether it is really worth buying the dream property. We have also looked at things where a specialist clearly advised against it...... On the internet you will surely not find a solution for this special case.
