House ancillary costs - Calculation (380 sqm)

Hello everyone,

we are currently trying to calculate our secondary house costs. The numbers are based on the expenses of friends and acquaintances in the area and similar conditions.

The plan is to renovate an old building from 1966 with our own labor. This means it will not be an "ultra-modern-passive-I-am-completely-climate-neutral-and-hermetically-sealed-and-insulated-house". We will do what is within our means (remove glass blocks, insulate the attic, bricking up heating niches, etc.).

The house is intended to be quite open and offers just under 300 sqm of living space. We heat with oil. The plot on which the house stands is just under 1000 sqm.

Based on this information (2 adults and 1 child) we have calculated the following items and costs.

    [*]Fresh water 300€


    [*]Sealed surface 300€


    [*]Electricity 1600€


    [*]Chimney sweep (maintenance) 100€

    [*]Heating oil 3500€


    [*]Cable connection 450€


    [*]Reserve funds 0€

So currently we come to 9,000€ annually or 750.00€ monthly in secondary house costs.

Basically, the first question is whether we have simply forgotten to list anything essential. Otherwise, the individual items vary quite a bit from municipality to municipality and also very individually depending on size, people, etc.

Aside from that - would you say that we can calculate with that? And be on the safe side?

We are currently leaving out the topic of reserve funds in our calculation. This is listed as 0€ and will be filled when we are ready.

Small but important correction - it is 300 sqm of living space!

still very much :) most people here, I think, have less sqm and therefore no experience with the additional costs for 300 sqm of living space in an old building. Property tax, wastewater, garbage are regional, that can be inquired locally. I consider 750€ monthly too high for a family of 3 but better too much than too little, because the house is from 1966 and probably also more prone to repair work

I find electricity quite expensive for three people, especially if heating is not done with it.
Garbage would also be too much here, water/sewage rather too little. But that depends on consumption and local fee rates.
Maybe street cleaning as well?
1000€ property tax is not insignificant, but well, it is a large house. How high is the current notice and have you anticipated an increase due to the renovation?

Well, I think reserves are very important for a house from 1966. To be absolutely sure, you should set 2€ per square meter there.

But that would mean that on average it roughly adds up again. We currently pay 82€ per month for 80sqm electricity. From that, the calculation of 130€ per month for 300sqm was derived. But indeed, it will probably be lower. Trash is actually somewhat overestimated as I see now (the calculation still included additional pickups). I will reduce that item to 300€ annually. Sewage I have now increased to 400€ annually and fresh water to 350€ annually.

There is no street cleaning here or it "costs nothing." Here you have to sweep yourself on Saturdays...

Property tax B from last year was 1010.44€. I don't think that will change much.

What kind of increase could result from the renovation?



Sure! Me too! Reserves are also being formed, but I make the cost calculation elsewhere.
