If it really belongs to you then – and is no longer vacant for the financing bank – you will most likely start all over again ... as the owner of a property out of your own pocket.

The tenant, on the other hand, demands that their landlord undertakes necessary renovations. Who is better off now ... the feeling, the ego (whatever value it may represent) being enhanced ... leaving that aside ...?

Off-topic (not addressed to the OP!): Builders don’t want to read this. Haven’t you noticed that yet?!!! It’s all lies lies lies... anyone who builds a house saves a lot of money and ends up very very rich. Only tenants are in the end the poor naive simpletons

I am 100% clear that building a house is ultimately probably more expensive than renting. But you hit the nail on the head with the ego, and I openly and honestly admit that. At the end of my days, I want to sit with my wrinkled ass on my own property.

So I have been a tenant many times... and I was always somewhat afraid of renovations, since I would have had to pay for them as well. Once a landlord built a garbage bin house and suddenly the rent went up... so I never felt like a strong party.

That is not entirely correct, Steffen. For the identical object, both landlords and owner-occupiers have exactly the same costs, only the landlord adds his return on top. From this perspective, the owner-occupier also gains this return in the form of savings.

The problem you mention usually arises because no one rents as they would build, or rents out what they would use themselves.

Nobody likes smart alecks, but as a tenant you don’t have to pay for a renovation, only a modernization
