Everything that could be said about leasing has already been said. Today you can get a Golf GTI or whatever for 150€ on kilometer leasing, sometimes it's not even worth buying a car anymore...

What many forget here, the kindergarten costs disappear and then 500€ more are available. On top of that, the wife works more. Please always look a bit further ahead.
My tip for you:
Urgently look for a plot of land and secure it. After that, you can calmly start planning and building. Let the parents stay out of it. You have enough equity for a good interest rate.
How old are the children if I may ask?

Here it only said to act as guarantors, I don't want a cent from my parents, even if that would be unproblematic for them. 2 and 3 years.

You can twist other users’ statements to serve your own argument. Or you can leave the statements as they are.

I also wrote that the parents’ house should be kept out of the equation. But there is nothing against talking to the parents to see if they can or want to support you financially with the project. I even find such a conversation normal and quite important. You should explore your financial scope, and that also includes finding out if and, if so, how much will come from the parents. If they can and want to gift you 20k/100k/whatever amount, that is relevant. That doesn’t cause the parents sleepless nights, nor are they involved with their house if something goes wrong. That’s all I wrote, but one could have read that from my post as well...

Basically, it is doable. 450k financing + 70k equity is a healthy mix.

I am not a fan of house construction budgets around 3000 Euro/sqm here in the forum. But 540k might be a bit tight. As a comparison. We really build very cost-conscious. Costly extras are removed or only prepared. This is our budget for just under 150sqm: - 180k for the plot (we initially calculated with a MAXIMUM of 150k. In the end, we are glad to have snagged such a bargain!) - 285k for the house - 75k incidental construction costs - approx. 18k additional purchase costs (no broker) Total: 558k

As I said: we are very disciplined when it comes to the fixtures. That really hurts sometimes. You shouldn’t read too much on the forum either, otherwise you think you are moving into a shack. Definitely look around for plots. And have a house planned for you.

Expense calculation according to Dr. Klein is of course much too imprecise. You can use it as a basis to structure the expenses. But beyond that, Dr. Klein obviously has no idea how much you actually spend.

Such a household book is made retrospectively in one evening. And that usually first reveals how much money disappears in the item "Miscellaneous".
