I also think that 450k for the house including the plot won't be enough... So quickly calculate another 50k on top here.

Well, he is talking about a 450k loan. In addition, there are 70k€ of equity. With discipline and some contribution from the parents (if possible), one should be able to further increase the equity ratio. But I also think that 300k for the house will not be enough. There are also various costs like landscaping, kitchen, etc. I would also start looking for a plot of land in your place and meanwhile specify the numbers. The project is not impossible. It largely depends on the cost of the land. The financial possibilities for the house then depend on that.

Yep, I see it exactly the same way! The project is doable – equity for incidental construction costs is available – parents in the background as well.

The plot of land is now crucial. But you absolutely need to know that 300k won’t be enough for the house. Kitchen, outdoor facilities, and pesky things that you’re not even aware of yet – but will definitely come! Just when you start choosing materials and consider some "extras" that cost a fortune. Garage/carport?

For 300k you really don’t get much, if anything at all these days.

Oh, then you left out quite a bit there. With 600€ you don't cover insurance, disability insurance and risk insurance plus new car purchase, plus doctor costs and pocket money. That's just how it is. Do you have a household budget? I would record everything there. And if you do the service yourself (then it probably isn't a new vehicle), a new one will likely be needed in 5-7 years. Even a leased vehicle (about 200€ monthly) requires a down payment... and then there are monthly costs of about 300 per vehicle plus redemption rate on the negative side. We here in the forum don't care, but for your own records you shouldn't sugarcoat anything.

Please leave the parents out of the project. Either YOU build the house or YOU don't build the house because you can't afford it. I find it irresponsible to cause the parents even more sleepless nights now because something might go wrong.

When did you last lease a car? It works differently today. The standard is mileage leasing. No down payment, no final installment. Often delivery charges (but these can be negotiated away), but otherwise only the monthly rate and insurance + tax (comprehensive insurance is of course a must). Of course, with extra kilometers or damages, there is a balancing payment at the end, but only if it's serious. Minor issues are then recorded by the dealer as normal wear and tear, provided you immediately lease a follow-up vehicle through them. Meanwhile, the trend is even moving towards car subscriptions. Then you only pay one monthly fee and fuel. So no insurance and no tax either. It can start from as little as 200 EUR.
