At 4% of the land price (I deliberately write price and not value), a corresponding land for purchase would actually be more interesting, if you can even get a land for purchase at all. Mathematically, the break-even point is reached after 20-25 years. Here in this country, however, the church often offers significantly cheaper heritable building rights interest rates. 3€/m²*a with land prices of 180€-200€. You just have to calculate it. I take as a reference the development of the consumer price index over the last 30 years and extrapolate. This leads me to a possible increase of the ground rent by ~4.3% every 3 years. An existing property offered in spring on [Erbbaugrundstück] (370m²) was offered to us with an annual interest of 1126€. After 40 years and an increase of 4.3% every 3 years, we would have paid a total heritable building rights interest of 61,000€.
