Help needed - Real division of a narrow plot

I would possibly register a building encumbrance that does not practically hurt the parents-in-law and would then have up to 3m (!) more house/plot width available. Alternatively, the boundary line can be adjusted to the building. I seriously cannot imagine that there is not enough space on the property. This must be adapted to the circumstances and the option is open to you.

Building encumbrance costs €250.- tax-free (NRW) for registration in the building encumbrance register and a few hundred euros for the preparation of the site plan. In connection with a subdivision application, the additional costs in NRW would be under €1000.- (estimated/experience value without guarantee and not easily transferable to other construction projects and/or federal states!).

It brings you - if legally possible - an enormous gain in planning flexibility.

At this point you first have to explore the possibilities and then adjust the house.

Good day, we have now visited the first two architects and discussed the construction project. During the first visit, we did not receive any price indication at all, which I find acceptable; planning will be done precisely and then an offer will be made. At the second visit, approximately 1900 euros per square meter was estimated for a medium-level finish. According to our research on the web (1300 - 2000 euros per m² depending on the finish), we consider this price per square meter for a medium-level finish to be somewhat high. What do you say to that?

It depends on whether it's gross or net, and whether it includes additional construction costs or not.

Mid-range finish means anything from everything to nothing. In that respect, the comparison is simply not serious. Look at what is planned, what is included in the price, etc...

If I can’t edit anymore after just a few minutes, that is suboptimal but of course not a big problem.
