Hello everyone,
just generally speaking:
The house doesn’t cost 2-3 million, but less, and as is usually the case, it certainly doesn’t not matter if it ends up costing more or not; rather, the price-performance ratio counts, of course.

And the assumption that just because someone can afford a house that is more expensive than the average costs, it doesn’t mean that they can afford every advisor anyway.

That is not the case here.

Besides, the reasons for not building with an architect via individual contracting of services are varied:
- We do not live on site, but a bit away and cannot request every individual service
- The construction time is very important to us. With individual contracting, given the current workload situation of the craftsmen, a significant delay is practically guaranteed because you have to coordinate so many individual trades in the correct sequence, all of whom have to be available at the same time
- etc.

Furthermore, even with the construction company we have the option to take out individual services (e.g., heating) and have them done by a specialist. But you first have to have such a specialist at hand – and we don’t have that at the moment.

Hello Kmk123, thank you for the brief explanation of why you prefer to build with a general contractor. I hope you keep us updated and reach out if you have any questions. I wouldn’t want to judge whether the general contractor necessarily finishes faster. Certainly, the time and coordination effort is lower than with individual contracts. However, the result is less individualized and usually more expensive overall.
