The owner, like the broker, will want to be present with the expert during the property inspection. For many owners, the expert’s statements are enlightening, as they receive a focused explanation of the condition of their property for the first time. Owners – and even more so the broker – usually do not have in-depth knowledge of the property; owners often have never really familiarized themselves with their property.
You should therefore always have statements about the condition, already carried out renovation work, structural damage, and also ownership-related as well as building and planning law contexts checked by an independent party. These are often no more than private, unsubstantiated opinions that do not stand up to reality.
