GU/GÜ, developer, architect, prefabricated house???

Hello everyone, first of all sorry for the embarrassing questions,

but I have read so often about Generalunternehmer, G.Übernehmer etc., but never really understood who is what and so on.

So my question:

What is a GU, GÜ, developer, architect, prefab house provider??? Or rather, what are the differences?

Please explain for dummies^^

especially when someone says they didn’t build with a prefab house provider, but also not with an architect, but planned themselves etc.
How does that work? I thought you need an architect who takes care of the drawings, planning etc.?

Sorry, but this question has already been answered several times in this forum and also in other forums. Furthermore, there are numerous websites that explain these differences as well. And if all else fails, the consumer advice centers offer a book titled: Richtig Bauen - Planung

There, all your questions are explained in a handy format of 120 pages.

If you still have detailed questions, they will surely help you.

Of course, consumer advice centers can help, but unfortunately that costs money... therefore he certainly asked the question here.

There is still the possibility to use the search. Ultimately, it is about the legal construct, who builds the house with which responsibility. I agree with my predecessor, it has already been answered many times.

Very, very briefly:
A property developer builds a house (usually a terraced or semi-detached house) on their own land and sells the house + land.
-> Minimal time effort, costs known exactly in advance, little influence on design

A general contractor (GÜ) builds a house on the client's land and sells the turnkey house including all trades and planning services under a contract for work.
-> Minimal time effort, costs known exactly in advance, influence on design, usually based on a "model house"

A general contractor (GU) builds a house on the client's land and sells the turnkey house with all trades except planning services under a contract for work. The planning service is provided, for example, by an architect commissioned by the client.
-> Minimal time effort, costs known exactly in advance, free design/planning

An architect designs a house, all trades – including the "construction" – are commissioned individually by the client (with assistance from the architect). The architect only sells the planning service.
-> Very high time effort, costs not known exactly in advance, free design/planning

All the above constructions use an architect who submits the building application.

As a supplement: A prefabricated house usually refers to a house built with a timber frame construction method. This house differs in terms of creation/production because the elements of the house are prefabricated in a production hall and only assembled on site. However, there are also "solid houses," meaning houses made of brick, concrete, Ytong, etc., which are prefabricated in production halls and only set on site. Perhaps a personal touch: We built with GÜ and later realized what a good decision that was. The reason for choosing GÜ was that we really liked the model house with modifications and we received a fixed price. That makes financing uncomplicated for about 80-90% of the construction sum, the remaining 10-20% were ancillary costs that we had to calculate. And relatively little stress during the build, because everything was coordinated from a single source. In hindsight, we have the advantage that for minor defects there is exactly one contact person who takes care of the repair. No fighting between tradesmen, etc. Daves
