Hello everyone,
I have been reading along here diligently for quite some time. Now it’s our turn as well; we are making the first floor plans for our own home.
We have already been assigned a plot of land. It is about 31 x 22m in size and is located in a new development area.
We will be building a city villa without a basement and with a double garage. About 170 sqm.
Ground floor: Kitchen with adjacent pantry, living and dining room combined, office/guest room, guest WC with shower, and a utility/technical room.
Upper floor: Bedroom with walk-in closet, two children’s rooms, bathroom with WC.

I have already made some considerations regarding the floor plan. Starting with the ground floor.
Maybe you see any mistakes I have overlooked or approached completely wrong.
What do you think of the layout of the rooms and the orientation? I have not yet drawn in windows except in the living room.

I find the pantry too narrow. I would shorten it in length to have a direct access from the hallway to the kitchen. I find the living and dining area too small or, put differently, awkwardly shaped. Try to imagine getting to the terrace - you would have to move furniture first. The hallway could become a bit dark.

That was the rough stuff that immediately caught my attention.

Yes, I am also aware of the countertop, it is 1m wide and runs the entire length of the kitchen. If you put shelves along the entire wall, the space should be sufficient, right? We would like to take the kitchen we currently have with us into the house because we are completely satisfied with the size and appearance. The access from the hallway to the kitchen...... Yes, we are not quite sure about that yet.

Ahem... Where do the windows go? How does one get from the living area to the terrace / garden?

Well, with a shopping basket you’re not allowed in the pantry - or with a crate of drinks. At 1m I still assume a walking width of 60cm :-) if there are shelves on one side.

From the living area through a sliding door into the garden. Maybe also a large window from the dining area that opens like a door. The sofa will not be placed directly by the window. So that you can easily walk past or go out onto the terrace. For the hallway, what could be done to bring more natural light in? Windows into the stairwell are difficult since behind it are the utility room and the vestibule.
