Hello everyone,
in my last post, you showed me that our ideas, especially with the granny flat in a bungalow that didn’t quite fit the plot, cannot be realized as planned. Therefore, we have decided that it will be a townhouse.
Development Plan/Restrictions
Plot size: 579sqm
Slope: no
Building window, building line and boundary: 23m width by 14m depth. 3m distance to the left and right, carport/garage may be built on the boundary. House in this draft planned at 13m x 11.5m. Maximum of 150sqm may be built over, which we want to fully utilize.
Edge development: no
Number of parking spaces: 4
Number of floors: 2
Roof type: hip roof
Style
Orientation: terrace facing south towards the street
Maximum heights/limits: 9m height
Further specifications
Homeowners’ Requirements
Style, roof shape, building type: townhouse
Cellar, floors: no cellar, 2 floors, attic should be developed later
Number of persons, age: currently 2 adults (33 and 30), one baby, another child possible
Room requirements on ground floor and upper floor: ground floor approx. 115sqm including approx. 40sqm granny flat, upper floor approx. 115sqm, attic might be developed later, hence the stairs
Office: family use or home office? home office
Overnight guests per year: overnight guests are accommodated in the granny flat, otherwise holiday rentals
Open or closed architecture: open
Conservative or modern building style: modern
Open kitchen, kitchen island: yes, planned
Number of dining seats: 6
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: later double carport
Utility garden, greenhouse: no
Other wishes/particularities/daily routine, also reasons why this or that should or should not be: the granny flat is intended for holiday rentals, open design with open kitchen / living / dining is desired.
House Design
Who designed it: by ourselves
What do you like especially? Why?: the open layout of kitchen / dining / living
What don’t you like? Why? bathroom is very large, the room layout/space feels wasted
Price estimate according to architect/planner: not final yet
Personal price limit for the house, incl. equipment: open, for now it is only about the floor plan
Preferred heating technology: air heat pump
If you have to waive, which details/extensions
-you can waive: the sauna, it's more of a “drunken idea”
-you can’t waive: granny flat, open design
Why did the design turn out like it is now? e.g.
Our own (limited) creativity, constantly “improved.”
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Does this floor plan work in everyday life, are there major flaws, should we swap rooms?
We look forward to your input and ideas. The floor plan reflects our idea for now and has not yet been planned down to the centimeter. Walls and windows can still be moved.
