Hello everyone,

in my last post, you showed me that our ideas, especially with the granny flat in a bungalow that didn’t quite fit the plot, cannot be realized as planned. Therefore, we have decided that it will be a townhouse.

Plot size: 579sqm
Slope: no
Building window, building line and boundary: 23m width by 14m depth. 3m distance to the left and right, carport/garage may be built on the boundary. House in this draft planned at 13m x 11.5m. Maximum of 150sqm may be built over, which we want to fully utilize.
Edge development: no
Number of parking spaces: 4
Number of floors: 2
Roof type: hip roof
Style
Orientation: terrace facing south towards the street
Maximum heights/limits: 9m height

Does this floor plan work in everyday life, are there major flaws, should we swap rooms?

We look forward to your input and ideas. The floor plan reflects our idea for now and has not yet been planned down to the centimeter. Walls and windows can still be moved.

Strictly for understanding: In the old thread, you still had a maximum budget of 470K all in - has that increased significantly or how do you now come to the idea of wanting to build 230 sqm with a granny flat and upscale features (Sauna) at the current prices?

Among other things, we have spent more on the old house than expected and have been offered support from the family. I saw a sauna online for just under 3,000 euros; I think there are other things in house construction that are more expensive luxuries. Sure, the space costs extra, but we are happy to do without that if it results in a significantly better floor plan.

Sorry ... but this is flawed in every way despite the 230 sqm ... secondary apartment bathroom .. the room is not even 2m wide and you want to place toilet and bathtub opposite each other. The children's rooms are 3m deep tubes and when you enter you head straight for the wardrobes.

And core ... stairs .. 3m length, have you ever dealt with stairs ... check the usual pattern, which is also included in the pinned post . And then the stairs are nicely in the living room. With that, the discussion of the floor plan can already be ended.



And I also read

I don’t understand, I don’t see any stairs that could lead from the upper floor to the attic.

Air castles don’t need to be discussed at all. You see that, right? From your old (bungalow post): … and now a plan of approx. 260 sqm… 660,000€ just for the house… Is there even KfW funding for holiday apartments? Why this insistence on a space-consuming granny flat? There’s not much to say about the design: the staircase is way too short, the bathroom is bigger than the living room of a comfort apartment… a bit megalomaniac, all in all ;)

The bathtub can also be omitted, or the wall shifted a bit; we are not yet happy with the arrangement either.

We actually like it very much, which is why there is a small hallway, because we consciously do not want it in the corridor.

Staircase on the left of AZ1, basically above the (too short) stairs.

I completely understand, but our financial situation has improved; however, I want to focus here only on the floor plan.

Important for us because of the family coming from far away; spatial separation for a longer visit is simply very important to us. Additionally, the option of renting it out.

I hoped the staircase would fit, since the example assumes a higher floor height. I will try it with a bigger staircase. We definitely don’t want to appear delusional. It just happened that the bathroom became that large and still fit the sauna. But it doesn’t have to be; if a smarter room layout results, then gladly a smaller bathroom.
