What strikes me ... why are you making the kitchen so small? Only single cooking and no particular interest in cooking? I suspect there must be a small piece of wall left standing.

Oven/dining table could get tight, especially since that is rather the main access to the cooking area, because who wants to always go through the pantry ;). Are you planning to put a wall right in the middle of the living room for the TV?

Unfortunately, the dimensions are missing on the left side of the plan. Bedroom .. is there really a depth of about 70 cm behind the door (necessary for the wardrobe) ... the bathroom also looks very tight. Does the children's room have to be on this floor? What does the basement offer ... wouldn't it perhaps make sense to arrange sleeping/bathroom/children's room to parent sleeping with bathroom/small office. And, why remove the guest WC? Should every visitor use your bathroom?

Thank you. So the visitor children get the basement? You don’t want to renovate energetically? Have you already dealt with that? What kind of heating system is installed? Also no new water and electrical lines? Well, it’s a compact “problem” after all. Everything is connected, including your door order. In case of emergency, you move in without doors and wait for the inexpensive ones with a waiting time. That would be the least problem. The balcony needs approval. Regarding the floor plan: what does the basement offer? A cellar atmosphere or a nice access to the garden? Maybe the all-purpose room with kitchen would fit well down there and the current living room could become the bedroom? Or a kitchen-living area in the basement, and the parents’ area with a small balcony quite relaxed on the ground floor. Then you wouldn’t have the barrier of a balcony to the garden and could do without the enlargement?! Regarding your ideas: I would definitely not give the all-purpose room an unsightly partition wall, the room isn’t generous enough for that anyway. TV on the stair wall, turn the sofa and that’s it. And you don’t need such a storage room if you have a cellar. I also find the planned kitchen tiny: no pantry and a nice straight kitchen line. Don’t build too many walls that take the characterful house all its positive qualities. It’s important that you have space for a wardrobe and closet in the hallway. Otherwise, jackets end up on the sofa, stair railing and elsewhere. The guests can go downstairs to the bathroom.

To be able to contribute something here, information is missing. Plan of the property, plan of the basement, and section? Is this a 34er or development plan?
