Garden shed BW boundary distances, when the boundary development of 15m is reached
Since I have almost reached the 15 m, it is actually 7.99 + 6 m. Then I will not place the garden shed in the corner of the property, so I will then maintain a 2 m distance on the 4m long side and 2.5 m on the 3m long side! The height with a sloping roof is about 2.8m. Thus, §5 paragraph 7 sentence 2 of the State Building Code BW should be complied with.
The text reads:
6)
1. When measuring the clearance areas, the following are to be disregarded:
1. subordinate components such as cornices, eaves projections, entrance and terrace canopies, if they do not extend more than 1.5 m beyond the outer wall
2. projections such as walls, bay windows, balconies, door and window projections, if they are not wider than 5 m and do not project more than 1.5 m
and remain at least 2 m away from neighboring boundaries. 2Furthermore, the subsequent thermal insulation of an existing building is to be disregarded if it, including cladding, does not extend more than 0.30 m beyond the outer wall; if subsequent insulation of the roof leads to a greater wall height, the additionally required clearance area is to be credited to this dimension. 3Sentence 2 applies accordingly to the subsequent installation of systems for photovoltaic or thermal solar use.
(7) 1The depth of the clearance areas is
1. generally 0.4 of the wall height,
2. in core areas, village areas, urban areas, special residential areas and for antenna systems in open countryside 0.2 of the wall height,
3. in commercial areas and industrial areas as well as in special areas not intended for recreation, 0.125 of the wall height.
(*2) However, it must not be less than 2.5 m, or 2 m for walls up to 5 m wide.
Have I understood this correctly?
Thus, the roof overhang must be included in the calculation to the property boundary on the wide side and the 2 m from the roof overhang to the boundary must be maintained?
