Garden house as a basement replacement room?

Small garden house for 8,000€? Sorry but in what world do you live? Completely exaggerated. The whole project can easily be done for under 6,000€. A basic garden house costs 2,000€ to 3,000€. You can build the sauna yourself afterwards. Wood, insulation, and the stove don’t cost much. Sure, the price can go up, but for 30,000€ my father and I will build you 5 saunas in the garden :rolleyes:

It's all a question of quality. The paint alone has already cost me €2,000 :). Sure, it can be done cheaper, but I don’t want to have to paint every few years. A foundation has to be done, roof sealing too. Also, a garden house should have at least 38mm thick exterior boards. That provides stability and the possibility for mounting. As far as I understand, the OP wants something "decent" and has high demands, since it's a replacement room for the basement. At €30k, however, the sauna is already included in the price :)

if it should visually match, it comes to around 20k. here it is an outdoor sauna + garden house. of course not from the DIY store. we had a garden house for 1k

you can / must not just integrate a sauna into a garden house. alone because of fire issues

The exact property boundaries are always a bit difficult to estimate before development, but overall it is maybe about half a meter of slope. It is definitely not a hillside location and purely from the earthworks, a basement will not be necessary. For me, it has always simply been part of a house. The consideration to forgo the basement is more due to the cost-benefit calculation and the more reliable cost estimation. A luxury cabin would be rather counterproductive in this regard.

The topic of permission is a good point, especially since it makes the most sense to build such a cabin directly on the boundary. Since the carport will already be quite large (at least 6.5*7m for 2 cars and 1 trailer parked crosswise at the back), I could imagine that I wouldn't be easily granted open doors with a large garden house. That would already be 2 larger boundary structures. How can the chances for permission be improved? Does it make sense to split it into a workshop+storage house and a separate sauna house?

Foregoing a basement and shifting storage space to the garden shed or garage is, of course, always an option. However, as an absolute supporter of basements, I would also like to point out: If I don't have a basement, I need space for the utility room on the ground floor. And if I calculate the usual rate here of €2,000 / m² for, say, 15 square meters, the utility room isn’t exactly a bargain either. Moreover, unlike most garden sheds, a basement is completely frost-free. And I wouldn’t want my wine cellar in the garden either.

Of course you're right, and those were also my initial arguments, because my girlfriend would build without a basement anyway. But then it's of course also a question of what to do with the saved-up utility room. In the floor plans we currently favor, it is only listed with 6-8 sqm, so that would either be a large hallway (leave out the utility room entirely) or a storage room. A study would often be possible, but since I will mainly be working from home, I actually don't want it on the north side but with some sun.
