I have a question about garage planning. Our garage will have a smoothed concrete floor slab and the wall consists of 24 cm bricks. In our current garage, we have the problem that the paint and plaster are slowly peeling off in some places at the floor level. This is most likely due to the salt in winter.

With the new garage, however, I want to avoid this problem right from the start. How could this be achieved?

By sealing the floor and forming a base. Either tiles or a coating (ideally two-component systems).

Depending on the structure, a barrier against rising moisture is also needed.

You can find, for example, epoxy floor coatings on Amazon, two K. The stuff is extremely dense, durable, and resistant to just about everything. But be careful when working with it. I've done a lot with EP on the ship. Gloves. Must. Rollers have to be suitable for two K. The ones with the short nap hold up well, the foam ones don't. They just dissolve. EP hardly smells, but is still pretty toxic. Mouthguard. Goggles. Tools, rollers can't be washed out afterwards. Whatever gets on clothing stays there. Forever. I accidentally touched my car with an EP-covered hand. Permanent mark. Doesn't wash off. But once cured, super resistant to everything. No experiments, please, with resin hardener ratio, EP wants it very precise, unlike polyester. Karsten

I want to apply 1K garage sealant on my property, including the base. I would be interested to know how to best seal the joint between the wall and the screed ([edge insulation strip]). How did you do it?

Take Sika 221 for example. It has strong adhesion, is elastic, paintable, still affordable, tested, resistant to the most common chemicals including mineral oils. Karsten

I am currently concerned with the same question. Are there any new experiences yet?

Somewhere I once read about a product from the shipping sector that was recommended. Unfortunately, I no longer remember the name. Does anyone happen to have an idea or other products to recommend where the price/performance ratio is also right? I didn’t want to necessarily spend 200+€ just to seal a prefabricated garage.
