Hello.

I am using my first thread to introduce myself (us). We are a married couple with a child from BaWü (near Karlsruhe) and have a plot of land in prospect that we really like.
The only challenge: The plot is directly on the street and is about 1-1.5m higher than the street level. Access would of course be from the street side.

Our house is supposed to have a basement anyway, so we thought about placing the garage under the house with access to the basement.

This gives us more floor space for the house in width upstairs and we have more garden space at the back.
Of course, we understand that you have to be careful about moisture and that you might have to pay a bit more for it.

What do you think? What arguments speak for and against a garage under the house?

Regards
Ben

On the other hand: You always have to climb stairs, even if it is sometimes difficult.
On the other hand: You have already listed enough advantages.

If it fits with the [Grundstück], why not.
Is the basement then still sufficient for you?

I think so. I wanted to place gardening tools in the garden anyway. For us, it is more about a storage room, laundry, and the technical room. I think that should be enough. We are aware of the steps. Of course, there is the option to also take the footpath to the front door.

Stairlift is also possible.

Then I actually see no problem.

Thank you for your assessment. We were at a show home park and were looked at somewhat incredulously because we wish or imagine something like that. Most providers just wanted to present their ideas but none responded to our idea. Most had the problem that the car could rust due to the increased humidity.

I suspect that the off-the-shelf houses or off-the-shelf basements cannot implement this that easily. And in modern houses, one should definitely consider where to break the thermal envelope and whether the car should be inside or outside the thermal envelope (IMHO outside).

An architect designing a custom house should have absolutely no problem with this planning specification!
